OMNIYAT Acquires Marasi Bay Island, to Deliver Burj Khalifa District’s First Beach Club
Dubai’s premier ultra-luxury developer OMNIYAT has acquired Marasi Bay Island in the Burj Khalifa District. This bold move expands their waterfront ecosystem significantly. The reclaimed island will host the district’s first beach club, alongside exclusive leisure and wellness offerings. Developers plan a vibrant new urban retreat with immersive experiences.
Marasi Bay already blends residential, commercial, hospitality, and wellness facilities. The new development will further enrich this waterfront hub with tailored community features.
OMNIYAT’s Chairman Mahdi Amjad called the project “another jewel in its crown” and aligned it with their ultra-luxury vision for waterfront development.
Beyond the island, resort-style amenities will enhance the bay’s south side. These include a superyacht marina, yacht club, padel courts, and art trails designed for active living.
Plans also include a floating island park named Sunset Park. Spanning 30,000 square feet, it will feature gardens, yoga spaces, and dining pods with a wellness focus.
The development connects Downtown Dubai, Business Bay, DIFC, and Dubai Design District, offering seamless access to Dubai International Airport through integrated mobility.
The masterplan includes VELA Viento, a 180-meter Dorchester Collection tower designed by Foster + Partners. It features 95 panoramic residences for luxury living.
OMNIYAT’s portfolio also includes The Lana Hotel and Residences, featuring the region’s first Dior Spa and a record-setting penthouse sale as part of its legacy.
Future residents will enjoy waterfront promenade access, hotel-level services, and private marina jetties built directly into the masterplan.
OMNIYAT plans to complete ENARA, its ultra-luxury office tower, by 2027. This property will directly connect to the marina and retail promenade to support business luxury.
